As a company with a social and ethical outlook we help to support certain charities and we work with them. Below are some examples of the projects involving charitable organisations If you are a charity representative, we offer a free service to charities to examine their freehold property assets to see if redevelopment or other actions can enhance their residual value. This is a free service to registered charities. The company is familiar with the Charity Commission regulations for the disposal of charity owned real estate and can suggest the best ways to proceed should the charity wish to enhance the value of their assets.
Example 1 DPL reached agreement with a charity to redevelop a large run down listed church hall building. The charity had a liability to maintain the listed building and no funds to do so. DPL provided a new community hall with modern facilities able to earn income for the charity and fully restored the listed building in exchange for being able to sell long leases on 6 apartments in the upper floors of the building. The project was approved by the Charities Commission and funded entirely by DPL investors.
Example 2
DPL was invited by a national charity to examine all their property assets prior to disposal to see if there were any opportunities to add value by redevelopment. DPL identified and researched several buildings from Scotland to Dorset and identified opportunities to enhance some of the buildings’ values by around £1m. The organisation has since disposed of some of these buildings at greater than anticipated market value.
Example 3 DPL was invited to make suggestions for the redevelopment of a mental health charity’s day centre to provide better facilities and improved administration offices. DPL costed the alternatives and after considering the resources available recommended the purchase of an adjacent building which had the potential to satisfy the immediate requirement and available budget. DPL were also able to offer to finance the purchase and arrange for investors to hold the property in a private property portfolio.
